How much does the size of a house affect siding cost?

A lot, but not in the way most people expect. The number that drives a siding project isn’t the square footage of the home; it’s how much wall the home has, how high that wall goes, and how many corners, gables, and openings break it up. Those three things decide how much material the job needs and, just as important, how many hours of hand-fitting it takes to put that material on well.

Why does wall area matter more than square footage?

Picture two homes with the same amount of living space. One is a single-story ranch that spreads its rooms out under one long roof. The other is a colonial that stacks the same rooms on two floors. The ranch has a bigger footprint but short walls; the colonial has a smaller footprint and tall walls. Add up the exterior wall surface and the colonial usually has more of it, because stacking rooms puts a full second band of wall around the whole house.

How do stories, staging, and access add to the work?

A first-floor wall is siding a crew can install from the ground. Everything above it has to be reached. Second-story walls need staging, ladders, or a lift; a third story or a tall walk-out basement wall adds another band of high work. Every piece of siding on those upper walls is carried up, fitted from a platform, and fastened by someone working more carefully and more slowly than they would at ground level.

None of that changes the material. The panel on the third floor is the same panel as the one by the front door. What changes is the time and the setup it takes to get it there, and that time is part of the price. It’s also why a tall home on a sloped lot can cost more than the same home on flat ground: the staging on the downhill side goes higher.

Why do corners, gables, and dormers cost more than flat walls?

A long, unbroken wall is the fastest siding there is. The crew snaps a line, runs full-length pieces, and moves up course by course. Every interruption in that wall slows the work down and adds a detail that has to be done right:

  • Corners. Each outside or inside corner needs a corner post and two cut edges on every course. A boxy house has four outside corners; a house with bump-outs, an ell, and a bay can have a dozen or more.
  • Gables. The triangle under a peaked roof is a run of angled cuts that get shorter with every course, each one measured and trimmed by hand to meet the roofline cleanly.
  • Dormers and bays. A dormer is a small building on the roof, with its own corners, its own siding, and flashing where it meets the shingles. A bay window is the same idea pushed out from the wall. Each one is a project inside the project.
  • Rooflines and eaves. Where the siding meets a porch roof, a garage roof, or a deep eave, the crew is cutting to fit and flashing the joint so water sheds outward.

This is why two homes with the same wall area can price very differently. Do more windows and doors lower the price of siding?

It seems like they should. Every window is a patch of wall that doesn’t need siding. In practice, openings add work rather than remove it. Each one has four edges that need trim, flashing tucked correctly behind the water-resistive barrier, and siding cut to fit tight against that trim. Openings are also where water finds its way into a wall when the details are wrong, so a good crew slows down at every one of them.

A wall of picture windows or a front elevation with a dozen double-hungs takes the longest, not the shortest. The lot adds its own share: decks and porches block access, landscaping has to be protected, and a steep grade means taller staging on the low side.
