Roofing Estimate Checklist

A free, printable scorecard for every roofing quote you collect — so you can compare scope before you compare price.

One page. Fifteen line items. Three quotes scored side-by-side.

The checklist is a single-page PDF designed to fit in a folder and travel from one estimate to the next. Here’s what you’ll find inside.

  • A 3-column comparison grid so you can score Quote #1, #2, and #3 side-by-side
  • All 6 material line items every estimate should specify (shingles, underlayment, ice & water shield, drip edge, flashing, pipe boots)
  • All 5 labor and logistics line items (ventilation, tear-off, dumpster and cleanup, permits, decking repair pricing)
  • Warranty and payment-schedule fields so you can compare apples to apples
  • A red-flag sidebar — the 5 things that should eliminate a contractor immediately
  • Massachusetts-specific code minimums (ice & water shield 24″ past the exterior wall, drip edge required, contractor-pulled permit)

Anyone in the quoting phase.

If you’ve scheduled — or are about to schedule — your first roofing estimate, this is for you. Most Massachusetts homeowners collect three quotes for a roof replacement, and most of those homeowners pick the wrong contractor because the quotes look nothing alike. The checklist normalizes the scope so the price comparison actually means something.

You don’t need any roofing knowledge to use it. Each line item is plain English, with the Massachusetts code minimums called out where they apply.

Bring it to the estimate. Fill it in as you go.

  • Print one copy for each estimate you collect (most homeowners get three)
  • Bring it to the in-home assessment so you can fill it in as the contractor walks you through the scope
  • After all estimates are in, lay the three side-by-side and look for gaps before you look at price
  • Email any contractor whose estimate is missing line items and ask them to revise — a real contractor will, every time
  • Use the red-flag sidebar to eliminate any quote that hits a dealbreaker, regardless of price
